Jim Hotka has grown fat and very wealthy off of the backs of the poor. He's a predator and will make you a victim if you try to buy one of his dilapidated messes he calls a home. Go ANYWHERE else!!!!!!!!
I was going to purchase a property from there but it seems like it's a win-win situation for them and lose lose situation for the customers they seem to be taking a vantage of people with bad credit

Laura Zhao, Lei, Falp or one of many aliases. conducts business same way Told we own the house and then fixes original documents. These companies are running rampant and getting away with Real Estate fraud and THEFT!
Yes exactly after you spend your own $ to fix the house up then take to court saying you are only renting it even though ads and out of her own mouth on recording which I took to court says 7 years rent to own but that is all a scam judge says the way agreement is wrote up you are only paying $50 a month toward buying then at 7 years you must finance house and there isn't. Anyone who can do anything about this in Indiana all attorneys obviously only care about who has money wow.
You can put a lien on the properties in the Laura case if you keep all receipts and can also charge labor within state guidelines and the lien will go against the property and owner where she also changes owner names through state every year to avoid the taxes she is supposed to pay and don't. But this will only help you way later if she actually sells property where then you will get your money due to you.
Same problem I'm having with them I was 4 days late on a payment an they filled for eviction kinda odd when they told me I own my house
